Notice is hereby given that the City of Parramatta Council endorsed at its meeting on 14 April 2025, a Planning Proposal and a site-specific Development Control Plan (DCP) for the land which is referred to as North-East Planning Investigation Area (NEPIA). NEPIA is located at the north-eastern fringe of the Parramatta City Centre and includes properties between Isabella Street and Ross Street, Parramatta.
Land within the NEPIA will now be known as the ‘North-East Parramatta Precinct’.
The controls for the ‘North-East Parramatta Precinct’ will form Section 8.3.10 of Parramatta DCP 2023.
The site-specific DCP provides guidelines on built form, building setbacks, deep soil and landscaping, building transitions to the Sorrell Street Heritage Conservation Area, parking, and flood management.
The site-specific DCP will come into effect as soon as practicable following finalisation of the Planning Proposal and the associated amendment to the Parramatta Local Environmental Plan 2023 on the NSW Legislation website.
